From Kickoff to Commissioning—How Southeastern Plumbing, Heating & A.C. Delivers High-Performing Mechanical Systems Across the Carolinas

At Southeastern Plumbing, Heating & A.C., we’ve spent decades installing complex plumbing and HVAC systems for commercial and industrial clients throughout the Charlotte region. Our projects range from $50,000 tenant upfits to $5 million ground-up builds, and our partners include respected general contractors like Shelco, Stewart Perry, Hubrich, Messer, Fitts & Goodwin, Barnhill, and Edifice.
We don’t just “do installs”—we engineer success from preconstruction through final handoff. Here’s what it takes to deliver a smooth, safe, and schedule-driven HVAC project behind the scenes:
🏗 1. Preconstruction & Planning: Setting the Tone for a Successful Project
Every project begins with collaboration—long before tools hit the job site. During preconstruction, our team works alongside GCs, owners, and engineers to ensure systems are designed efficiently, code-compliant, and feasible in the field.
We assist with:
Constructability reviews
Submittals and product selections
Lead time analysis and early procurement
Coordination with plumbing, electrical, and structural trades
Sequencing and site logistics planning
Early involvement helps us identify risks, reduce RFIs, and add value before costly rework becomes necessary.
📦 2. Procurement & Logistics: Delivering Materials, Not Delays
In today’s construction environment, material timing is everything. We leverage long-standing supplier relationships to secure HVAC equipment, piping, and specialty components on time—and in sync with the project schedule.
We plan:
Just-in-time delivery for congested job sites
Offsite prefabrication when possible
Safe crane lifts and rooftop equipment staging
Coordination for large mechanical rooms or tight interstitial spaces
📐 3. Layout & Rough-In: Laying the Groundwork with Precision
Once boots are on the ground, our field team begins layout and rough-in—carefully aligning ductwork, piping, hangers, and system supports to spec.
This stage includes:

Laser layout and sleeve placement
Underground or in-slab coordination (as needed)
Duct and hydronic piping installation
Early tie-ins with plumbing or process systems for industrial clients
With projects often happening alongside other trades in tight schedules, communication is key—and our experienced superintendents lead the charge.
❄️ 4. Equipment Install: Placing the Core of the System
Whether we’re lifting rooftop units with a crane, setting chillers or boilers in a penthouse, or installing DOAS or VRF systems, our crews manage every detail from alignment to anchoring.
We routinely install:
RTUs, AHUs, exhaust fans, and hydronic systems
Chillers, cooling towers, and pump assemblies
Custom duct transitions and vibration isolators
Controls hardware and thermostats
We’re just as comfortable in a large warehouse as we are in a multi-story office core.
🔌 5. Controls, Startup & Commissioning: Making It All Work
Once installed, we don’t just walk away. We perform thorough system startup and commissioning, ensuring everything is operational, efficient, and tuned to the design intent.
This includes:

Line pressure testing and leak checks
Air and water balancing
Integration with BAS and building controls
Final QA checks with engineers or commissioning agents
Full client handoff with documentation and training
✅ 6. Final Inspections & Project Closeout: No Loose Ends
We understand that clean closeouts build trust. That’s why we prioritize clear punch list communication, timely as-builts, and full documentation to help your project hit substantial completion without surprises.
🔧 We Build Relationships—Not Just Systems
Whether we’re working with Shelco on a Class A office build or Messer on an industrial renovation, we bring the same focus to every project: quality work, proactive communication, and getting it right the first time.

When you choose Southeastern, you’re not just getting an install—you’re getting a mechanical partner with deep roots in Charlotte and a reputation built on performance.
